Builder & Remodeler Insurance in Colorado Springs, CO
Commercial builders and tenant-improvement contractors managing course-of-construction and completed-operations risk.
Builders and tenant-improvement contractors are exposed during construction and long after it. Course-of-construction losses and construction defect claims are two very different problems that need two different answers.
We place programs for commercial builders and remodelers working across Colorado Springs and the surrounding Front Range.
Risks we see in builders & remodelers
What shapes a builder's insurance program:
Builder's risk placement
Materials, fixtures, and work in progress need a course-of-construction form sized to the completed value, with theft of materials and soft costs considered.
Construction defect tail
Colorado's statute of repose keeps completed work exposed for years. Continuous coverage and careful handling of gaps between carriers protect that tail.
Owner-required limits
Institutional and commercial owners often require excess limits, specific additional insured forms, and per-project aggregates that a base policy will not provide.
Subcontractor exposure
Most defect claims trace back to a sub. Written agreements, insurance requirements, and collected certificates are the difference between transferring the loss and absorbing it.
Coverage
Coverages builders & remodelers usually need
Every program is built from the contracts you sign, but these are the lines this class most often carries.
General Liability
Third-party bodily injury, property damage, and completed-operations protection — the coverage most Colorado contracts require before you can start work.
Builder's Risk
Course-of-construction protection for ground-up builds, remodels, and tenant improvements across El Paso County.
Workers' Compensation
Colorado-compliant work comp placed with carriers that understand trade classifications and experience modification factors.
Umbrella & Excess Liability
Additional limits above your primary policies — often the difference between qualifying for a contract and losing the bid.
Commercial Auto
Service vans, work trucks, and fleets — including hired and non-owned exposure when employees drive their own vehicles.
What Colorado requires and what your contracts ask for
- Building permits in Colorado Springs and El Paso County are pulled through the local building department, which may require proof of insurance.
- Colorado employers with employees are generally required to carry workers' compensation coverage.
- Lenders on financed projects frequently require builder's risk naming them as loss payee before the first draw.
General information only, not legal advice. Requirements change and vary by contract, jurisdiction, and operation — confirm what applies to your business before relying on it.
Common questions
- Who should buy the builder's risk policy — me or the owner?
- The contract usually says. What matters is that someone buys it, that the named insureds include every party with an interest, and that the limit reflects completed value rather than contract price alone.
- What is a per-project aggregate and do I need one?
- It resets the general aggregate limit for each job, so one bad project does not consume the limits protecting the others. Owners increasingly require it, and on multi-project years it is worth having anyway.
- How long does completed operations coverage need to stay in place?
- Longer than most people expect. Because defect claims surface years later and liability policies respond based on when damage occurs, letting coverage lapse after a project closes can leave you exposed.
